Attention Homeowners: Hand over your keys to Exclusive Suites and we'll manage your unit for FREE! That's right, NO Property Management Fees for condo units we directly rent from owners in the building. Here's how our program works:
• Exclusive Suites (EFS) rents your condo unit just like any other normal rental. Signed lease with 1 -2 year term. EFS pays security deposit and first month's rent upfront directly to owner.
• EFS is the legal tenant and is totally responsible for all rental payments and all activity in unit. Lease is turned into building's Management Office.
• EFS sets up an auto-pay program from our company bank account to pay rent every month directly to the owner with whatever payment method owner desires.
• EFS fully furnishes the condo unit like a model and rents out unit to clients. Our average client stay is 3-4 months. (Usually brings 2-3 suitcases maximum). EFS professionally deep cleans the unit, takes inventory of all furnishings and does preventative maintenance in every condo after every stay.
• EFS Manages the condo unit at NO COST to owners in this program. Our turn key Property Management Services include: 1) Finding & housing only qualified tenants 2) Tenant credit, references and background checks. 3) Preparing all mandatory updated lease documents conforming to Chicago and Illinois law. 4) Collecting rents and fees from tenants. 5) Communications with Building Management Office. 5) Oversee Move-In and Move-Out procedures. 6) Coordinating all necessary repairs and any other activity regarding the condo unit. 7) Handling all tenant problems and concerns. Normal management fees for this service range from 5-7% of monthly rent. Utilizing EFS there is no fee to condo owner.
